What usually goes wrong
Start with the label on the side of the tank. It tells you whether the heater is gas or electric, its capacity, and a serial number that usually encodes the year it was made. Have that ready when you call; the age of the tank matters a lot in a repair-or-replace decision.
Short hot water often means a failed element, thermostat or dip tube, or sediment that has built up in the tank. A pilot that keeps going out on a gas unit often points to the thermocouple or venting. Water from the relief valve pipe is a safety warning; do not plug it.
Along the Wasatch Front, water heaters are normally strapped to the wall to keep them upright in an earthquake. Ask the plumber to check the straps and the gas connection while they are there. If you smell gas, leave the house and call 911 or your gas utility first.
